What drives the cost of a roof leak repair

Anyone who gives you a leak repair price over the phone is guessing, because the same stain on the same ceiling can mean a fifteen-minute job or a half-day one.

Why nobody can price it from a phone call

A leak is a symptom. The same ceiling stain can be a perished vent boot, a length of step flashing, a valley that was never lined, or a roof that has simply reached the end of its life. Those are wildly different jobs, and nothing about the stain tells you which one you have.

Water also travels. Where it appears inside is frequently not below where it entered the roof, which is why diagnosis is the actual work and the repair is often the easy part.

What moves the number

The cause. A vent boot is a small job. Rebuilding chimney flashing or relining a valley is a considerably bigger one.

Access and pitch. A steep roof needs different equipment and more time. A second-story junction behind a dormer is not the same as something reachable from a ladder.

How long it has been leaking. This is the one that catches people out. Water that has been getting in for two winters has been somewhere — usually into the decking, sometimes into insulation and framing. Finding it early is genuinely cheaper.

Whether the decking is affected. If sheathing has gone soft it gets replaced, and that is priced per sheet rather than guessed at.

Material matching. On an older roof the question is whether a repair will blend or be obvious from the street. Sometimes it cannot be matched at all.

When a repair stops being worth it

If the shingles are shedding granules across a whole slope, repairs stop holding — you fix one spot and the next one opens up. At that point spending on repairs is spending twice, and the honest answer is replacement.

How to make sure you are comparing like with like

Get the cause in writing, not just the price. Ask whether flashing is being replaced or resealed. Ask what happens if the decking underneath turns out to be soft, and what that costs per sheet. And ask whether the quote expires — ours do not.
