Two houses a mile apart in Towson can need completely different roofs. That is why a number over the phone here is worth nothing.

The detached side of Towson is mid-century: the largest group of homes in 21204 went up in the 1960s, and roughly 45% were built between 1950 and 1979. Those are pitched shingle roofs on their second or third replacement, where the interesting question is what previous crews did to the flashing and the decking rather than what is on top.

Then there is Rodgers Forge, which is a different job entirely. Nearly 1,800 households of rowhomes built in the 1930s and 1940s, running between York Road, Stevenson Lane, Bellona Avenue and Overbrook Road. Rowhome roofs are low-slope, which means membrane rather than shingle, and the party wall between you and next door is where they actually fail. Anyone quoting a Rodgers Forge roof at a shingle rate per square has not looked at it.

Anneslie is a designated historic district of roughly 500 homes dating from the 1920s, just north of the city line. Historic designation is worth knowing about before you choose a material, because appearance is not always entirely your decision. Stoneleigh, Idlewylde, Wiltondale, Hampton and East and West Towson each have their own character again, mostly detached and mostly mid-century.

Towson also carries the highest house prices of any town we work in — the median in 21204 is around $618,000, well above the Maryland median.
