Why skylights leak, and why it is rarely the skylight
A skylight is a manufactured unit with a long service life. What leaks is almost never the glass or the frame. It is the flashing kit around it, the ice and water shield under it, and the way the shingles were worked back in, which is to say the roofing rather than the product.
The single most common cause we find is a skylight that was reinstalled into its old flashing kit during a reroof, usually to save a little money on the day. The flashing is matched to the roof material and the old kit was bent to fit the old roof, so it leaks directly above a finished ceiling. We fit the current kit for the actual roof, every time.
The second most common call is not a leak at all. A skylight that drips only in cold weather, and only on the inside of the glass or frame, is often condensation: warm, humid air from the house meeting a cold surface. The fix for that is ventilation and humidity, not roofing, and it is much cheaper. We will tell you which one you have.
Timing matters more with skylights than with almost anything else on a roof. Replacing a skylight during a roof replacement costs a fraction of a standalone visit later, because the shingles around it are coming off anyway. On a flat or low-slope section, the skylight sits on a raised curb flashed into the membrane, which is its own detail and priced as one.

Why does my skylight leak?
Nearly always the flashing rather than the unit, and most often because the skylight was reinstalled into its old flashing kit during a reroof. That is a false economy that shows up as a stain on a finished ceiling.
My skylight only drips in winter. Is that a leak?
Often not. It is condensation, which is a ventilation and humidity problem rather than a roofing one. It matters because the fix is different and much cheaper. We will tell you which one you have.
Can you replace a skylight without redoing the roof?
Yes. But if a reroof is coming in the next couple of years, doing them together costs meaningfully less than two separate jobs, and we will say so.
Should I replace my skylights when I replace my roof?
Usually, if they are more than a few years old. The shingles around them are coming off anyway, and putting an older skylight back into a new roof means relying on the part most likely to fail next.
Can I put a skylight in a flat roof?
Yes. On a flat or low-slope section the skylight sits on a raised curb that is flashed into the membrane, so water drains past it rather than sitting against it. It is a different detail from a pitched roof and we price it as one.
Can I just seal around it myself?
You can put sealant on it, and it may stop the drip for a season. It will not fix a failed flashing kit, and it can make the real entry point harder to find later. If the ceiling is staining, it is worth having someone look.
