Why local actually matters here
More than half the homes in 21222 were built between 1940 and 1959. Dundalk is a rowhome roof town first.
Dundalk was built for workers. Bethlehem Steel formed the Dundalk Company to house its people, and the post-war boom filled in the rest. In 21222 the 1950s were the biggest building decade by far, and together with the 1940s they account for about 55% of all homes. Brick row homes from that period make up much of Charlesmont, Gray Haven was built as brick row homes during the war, and North Point Village was sold to a developer in 1948 to build row homes for steelworkers.
That makes Dundalk unusual. Single-family attached homes are about 43% of the housing in 21222, more than the 39% that are detached. A rowhome roof is normally low-slope, which means a membrane roof rather than shingle, and the detail at the party wall matters as much as the middle of the roof. Houses in a row built in the same years tend to reach the end of a roof at about the same time, so it is worth comparing what each neighbor’s quote actually covers.
Old Dundalk is a different job again. Between 1918 and 1919, 815 stucco houses with slate roofs were built there as wartime housing, and the area became a National Register historic district in 1983. The original two-story houses had steeply pitched roofs, so these are slate and shingle jobs rather than membrane. Slate that old can often be repaired rather than replaced, but matching it is not always possible, and the flashing is often what fails first. We check what can be saved before anyone talks about tearing it off.
Then there are the additions. The first Watersedge homes went up in 1943 with poured concrete foundations and walls, and owners have improved them with additions since. On any house that has been added to, the joint where the addition roof meets the original wall is a common leak point, and a low-slope addition needs membrane whatever is on the main house.
