Roof replacement in Maryland

What replacing a roof in Maryland actually involves

On most single-family Maryland homes a replacement is a one to two day job, and almost everything that decides how long the new roof lasts happens in the couple of hours after the old one comes off. With the deck bare you can finally see what the previous roof was covering: soft or delaminated sheathing, flashing that was reused when it should have been replaced, valleys that were never lined properly, and bathroom or kitchen fans venting straight into the attic instead of out through the roof.

That is the moment the honest and the quick part company, because none of it is visible again once shingles are down. It is why we photograph the deck and show you before anything gets covered, and why decking replacement is priced per sheet on the quote up front rather than appearing as a surprise on the invoice.

Maryland weather decides the rest of the specification. Between December and March a Baltimore roof goes through dozens of freeze-thaw cycles, and that cycling — not the cold itself — is what drives water back up under the shingles at the eaves. That is what ice and water shield is for, and why we run it at eaves, valleys and every penetration rather than only where a code minimum requires it. Summer heat then bakes granules off asphalt, so ridge ventilation sized to the actual roof does more for lifespan than paying up a shingle grade. If you are still choosing, the material comparison sets out what each one is good at and what it is not.

The house itself matters as much as the weather. Baltimore City row homes are mostly flat and low-slope, which is a membrane roof and not a shingle job at all. Towson, Catonsville and Pikesville carry a lot of slate and 1950s framing that needs checking before heavy material goes back on. Out in Howard, Montgomery, Carroll and Anne Arundel it is largely 1980s and 1990s architectural shingle now reaching the end of a 25 to 30 year life. Permit requirements differ by county too, and we confirm what your address needs before work starts.

And if the honest answer is that your roof has years left in it, that is what you will be told. A repair that will genuinely hold is the cheaper and better outcome, and nobody here is paid more for talking you into the bigger job.

Before you spend the money

Do you actually need a roof replacement?

Plenty of roofs get replaced years before they need to be. These are the signs that genuinely point to replacement rather than repair.

Shingles curling, cupping or baldGranules in the gutters and dark patches where the mat shows through. Usually the last few years of an asphalt roof.
Daylight or damp in the atticLook at the decking from underneath. Staining, soft spots or visible light means water is already getting past.
It is the third repair in two yearsOne repair is maintenance. A pattern usually means the system, not the spot, has reached the end.
The roof is past 25 and originalArchitectural asphalt runs 25–30 years in Maryland. Age alone is not proof — but it is a reason to have it looked at.
None of that describes your roof?

Then you may not need one. We will come out and tell you so, and we will show you the photographs that say why.

Roof replacement reviews from Maryland homeowners

★★★★★

“It’s been great working with Dmitry and Bravo roofing for several years now. They did a full tear off and replace of my flat roof back in 2019. I had a leak last year and Dmitry came out to inspect. He found that an old roof antenna had fallen off and punctured it.”

What you are entitled to expect

The Bravo Standard: how a Maryland roof replacement runs

Four commitments, identical on every job. No commissioned salespeople anywhere in it.

Step 01

We inspect the roof properly

A real inspection on the roof, not from the driveway or a satellite image. Free, and no obligation afterwards.

Step 02

You see roof photos before any price

Before any price is mentioned. You look at the same evidence we do and decide from there.

Step 03

Your quote is written and itemized

You can see what each part costs. No expiring discounts and no pressure to sign today.

Step 04

Nothing gets covered up

You see what is underneath before it is closed in. Anything rotted is replaced in front of you.

Itemized, not assumed

What is included in a Bravo roof replacement

These are on every replacement quote as separate lines, so you can compare them against anyone else’s — including the warranty, which is manufacturer-backed rather than a promise from us alone.

Full tear-offOld material stripped to the deck. We do not lay new shingles over old ones.
Decking inspected & photographedEvery sheet checked. Anything soft or rotted is replaced and you see it first.
Ice & water shieldAt eaves, valleys and penetrations — the areas Maryland freeze-thaw attacks.
Synthetic underlaymentAcross the full deck, under the shingles.
New flashing & drip edgeReused flashing is where most “new” roofs start leaking.
Ridge ventilationSized to the roof. Poor ventilation shortens a roof more than weather does.
Full clean-up & magnet sweepNails included. The drive and lawn get cleared.
Owens Corning System ProtectionA manufacturer-backed warranty on the full roofing system — available because we are an Owens Corning Preferred Contractor.

Straight answers

Roof replacement questions we get asked

How long does a roof replacement take?

Most single-family Maryland homes are a one to two day job once the crew is on site. Larger or steeper roofs, and slate or metal work, take longer. You are given the expected duration in writing with the quote.

Do I need to be home while you work?

No. Most customers are not. You will be told when the crew is arriving, and if we find anything unexpected in the decking you get photographs before we carry on.

Do I need a permit to replace a roof in Maryland?

Requirements vary by county and by whether the work is a like-for-like replacement or a structural change. Baltimore City, Baltimore County, Howard, Anne Arundel and Montgomery each handle it differently. We confirm what is required for your address before work starts.

What happens if you find rotted decking?

You get photographs of it, and it is replaced rather than covered. Decking replacement is priced per sheet and that rate is on the quote up front, so there is no surprise number later.

Can you match my existing roof if only part of it needs doing?

Sometimes. Matching depends on the material, the age and whether the product is still made. We will tell you honestly whether a partial replacement will look right or whether it will be obvious from the street.

What warranty comes with a new roof?

Because we are an Owens Corning Preferred Contractor, a full Owens Corning system qualifies for the Owens Corning System Protection warranty — a manufacturer-backed warranty on the roofing system rather than a promise from the contractor alone. That matters, because a workmanship warranty is only worth as much as the company still being here. The exact terms for your roof are written on the quote before any work starts.

Is the quote going to expire?

No. Quotes are written, itemized and they do not come with a countdown. If a material price changes we tell you why.
