Why flat roofs need a different trade to shingle roofs

Below roughly a 2:12 pitch, shingles stop working. Water no longer runs off fast enough and starts sitting, so anything relying on overlap rather than a sealed surface will let it through. That is a membrane roof, and it is a genuinely different job from a shingle roof — not a cheaper version of one.

Baltimore has an enormous amount of it. Row-home roofs are flat almost without exception, and across the county suburbs most 1960s-onward rear additions and sunrooms are low-slope even where the main house is not. The failure usually shows up inside as a stain on a rear ceiling rather than as anything visible from the street.

A membrane roof lives or dies on its seams and its terminations — where the sheet meets a parapet, a drain, a skylight or a wall. The field of the roof is rarely the problem. That is why we price the detail work as its own line rather than quoting a flat rate per square and hoping.

The choice between EPDM and TPO is usually about heat rather than price. Black EPDM absorbs it, which is fine on a small shaded rear addition; a reflective TPO surface cuts cooling load on an exposed commercial roof, so it earns its money on a big unshaded deck. We will tell you which one your building actually calls for — the material comparison sets out the trade-offs.

None of these are the middle of the roof, which is the part most quotes are priced on.

Seams opening upWhere two sheets are joined. On an older EPDM roof this is almost always the first thing to go.
Terminations and edge detailWhere the membrane meets a parapet, wall or drip edge. Water gets behind the edge and travels.
Ponding waterStanding water days after rain means the fall is wrong or a drain is blocked. It shortens any membrane's life.
PenetrationsVents, drains, skylights and old antenna mounts. Every hole through a flat roof is a place it can fail.

How long does a flat roof last in Maryland?

EPDM typically runs 20 to 25 years and TPO 20 to 30, assuming correct installation and that water is actually draining. Ponding water shortens both considerably, which is why we check the fall before quoting anything.

EPDM or TPO — which is better?

Neither, in the abstract. Black EPDM is proven and cost-effective and is fine on a small or shaded rear addition. TPO's reflective surface cuts cooling load, so it earns its cost on a large exposed commercial deck. Weld quality matters more than the brand on the invoice.

Can you go over the existing flat roof?

Sometimes it is permitted, but we rarely recommend it. If the existing membrane is holding water or the insulation beneath it is wet, covering it traps the problem and you pay twice. We will tell you which situation you are in.

Do you work on commercial buildings as well as homes?

Yes — small commercial, multi-family and property-managed buildings alongside residential row homes and additions. The same four commitments apply on both.

What causes standing water on a flat roof?

Either the fall was never right, the structure has deflected, or a drain or outlet is blocked. It matters which, because only one of those is fixed by a new membrane.

Do you handle the roof drains too?

Yes. Outlets, scuppers and internal drains are part of the roof as far as we are concerned, because a blocked one will finish a perfectly good membrane.
