Roof repair in Maryland, done only where it will actually hold

Most leaks are one detail failing, not a whole roof failing. We find which one, photograph it, and tell you honestly whether a repair will hold — or whether you would be spending money twice.

Roof repair in Maryland

What actually causes a roof leak in Maryland

Roofs almost never leak through the middle of a shingle. They leak at the joins — where the roof meets a chimney, a wall, a skylight, a vent pipe or a valley. That is where flashing lives, and flashing is the part most often reused on a roof that was otherwise replaced properly.

Maryland adds a second failure mode. Between December and March the roof goes through dozens of freeze-thaw cycles, and meltwater refreezing at the cold eave pushes water back UP under the shingles. Nothing is torn or missing, yet the ceiling stains anyway. That is an ice dam, and the fix is ventilation and ice-and-water shield at the eave, not another layer of sealant.

The third one is simple age. Once an asphalt roof starts shedding granules in quantity — you will find them in the gutters — the mat underneath is exposed and repairs stop holding. That is the point where a repair genuinely is throwing money at it, and we will say so and show you the photographs that say why.

So the first thing we do is find out which of those it is. We go up, photograph the actual failure, and price the repair as its own line. If the honest answer is replacement, you will get that answer with evidence rather than a sales pitch.

Counties we repair roofs in

Baltimore City, Baltimore County, Howard, Anne Arundel, Carroll, Harford, Montgomery and Frederick. We are licensed in Maryland only — MHIC #114601 — and we do not work in DC.

Where roofs actually fail

Where the leak usually is

Five details account for most of the roof leaks we are called out to in Maryland. None of them require a new roof.

Flashing at a chimney or wallThe single most common one. Reused flashing on an otherwise new roof is where most “new” roofs start leaking.
A valley that was never linedTwo roof planes meeting carry the most water on the roof. If the valley was shingled over rather than lined, it will find a way through.
Boots on vent pipesThe rubber collar around a plumbing vent perishes years before the shingles do. Cheap to replace, expensive to ignore.
Ice damming at the eavesWater backing up under the shingles in winter. The roof is not damaged — the ventilation and the eave detail are.
Storm and wind damageLifted or missing shingles after a squall line. Worth photographing quickly, because it can matter for a claim.
Been told you need a whole new roof?

That is the most common reason people call us. We will go up, photograph what is actually there, and tell you if a repair will hold. A second opinion costs you nothing and nobody here is paid more for the bigger job.

Repair reviews from Maryland homeowners

★★★★★

“It’s been great working with Dmitry and Bravo roofing for several years now. They did a full tear off and replace of my flat roof back in 2019. I had a leak last year and Dmitry came out to inspect. He found that an old roof antenna had fallen off and punctured it.”

What you are entitled to expect

The Bravo Standard: how a Maryland roof repair runs

Four commitments, identical on every job. No commissioned salespeople anywhere in it.

Step 01

We inspect the roof properly

A real inspection on the roof, not from the driveway or a satellite image. Free, and no obligation afterwards.

Step 02

You see roof photos before any price

Before any price is mentioned. You look at the same evidence we do and decide from there.

Step 03

Your quote is written and itemized

You can see what each part costs. No expiring discounts and no pressure to sign today.

Step 04

Nothing gets covered up

You see what is underneath before it is closed in. Anything rotted is replaced in front of you.

Itemized, not assumed

What a Bravo roof repair includes

Each of these appears on the quote as its own line, so you can see what you are paying for and compare it against anyone else’s.

Full roof inspection firstWe do not price a repair from the ground. The whole roof gets looked at, not only the spot you noticed.
Photographs of the actual failureYou see the cause before you see a price, and you keep the photos.
New flashing, not resealed flashingSealant on failed flashing is a way of being called back next year. We replace it.
Matching materials where possibleWe tell you honestly if an exact shingle match is no longer made and how obvious it will look.
Decking checked around the leakWater that got in has been somewhere. Anything soft gets found now rather than later.
A straight answer on whether to repairIf the roof is past the point where a repair holds, we say so and show you why.
Full clean-up and magnet sweepNails included. The drive and lawn get cleared.
Written price that does not expireNo countdown, no discount that disappears if you think about it overnight.

Straight answers

Roof repair questions we get asked

How much does a roof repair cost in Maryland?

It depends entirely on what has failed, which is why we photograph it before quoting. A vent boot is a small job; rebuilding chimney flashing or a valley is a bigger one. What we will not do is give you a number from the driveway, because that number is a guess.

Will a repair actually hold, or am I wasting money?

That is the real question and you deserve a straight answer. If the shingles still have life and the failure is a specific detail, a repair holds for years. If the roof is shedding granules across the whole slope, repairs stop holding and we will tell you that instead of taking the work.

Can you match my existing shingles?

Sometimes. It depends on the product, its age and whether it is still manufactured. We will tell you honestly whether the repair will blend or whether it will be visible from the street before you commit.

How quickly can you come out?

If water is coming in now, say so when you call and it gets prioritized. We can put temporary protection on first so the damage stops spreading, then deal with the roof properly.

Is roof damage covered by my insurance?

Sudden damage from a storm often is; wear and age are not. We photograph what we find, which is what an adjuster needs. We do not file the claim for you and we are not an insurance-claim operation.

Do you charge for the inspection?

No. The inspection and the written quote are free, with no obligation afterwards, including when we tell you that you do not need us yet.
