Choosing a residential roofer in Maryland

What actually separates one roofing company from another

Every roofing company in Maryland says the same five things: licensed, insured, family-owned, quality workmanship, free estimates. All of it is either true of everyone or impossible to check, which makes it useless for choosing between them. So here is what is actually worth asking.

Did they go up on the roof? An assessment from the driveway, from a ladder at the gutter line, or from a satellite image is not an inspection. The things that decide whether you need a roof — flashing, valleys, boots, the state of the decking — cannot be seen from the ground.

Did they show you photographs before a price? If a number arrives before any evidence, you are being sold to rather than advised. You should keep those photographs whether or not you hire anyone.

Is anyone paid on commission? This is the one nobody volunteers. If the person assessing your roof earns more from a replacement than a repair, they have a reason to find you a replacement. How do I know whether I need a repair or a replacement?

Are you licensed and insured?
