Why local actually matters here
In 20816, 98 of every 100 single-family houses are detached. Bethesda roofing is mostly one house, one roof, and no party wall to negotiate.
Bethesda has no mayor, no town government and no city limits. It is an unincorporated place, and its public services come from Montgomery County. That keeps the permitting question simpler than in towns that straddle a city line, because for a Bethesda house the county is the authority.
Most of the houses are mid-century. The 1950s were the biggest building decade in both 20816 and 20817. In 20816 about two homes in three predate 1970, and roughly one in eight predates 1940. A house from that era is well past its first roof, so the interesting questions are underneath: whether soft decking was replaced or simply covered, what previous crews did with the chimney and wall flashing, and whether the attic was ever properly vented.
Bethesda is also changing lot by lot. More than a fifth of the homes in 20817 were built in 2000 or later, and in 20814 the 2010s were the single biggest decade, though much of that is apartment buildings. Median values run from about $1.03 million in 20814 to $1.26 million in 20816. On a house worth that, the costly roofing mistakes are rarely the shingle. They are the leaks at walls, chimneys and valleys that reach the rooms below, which is why an inspection should look at the details and not just the field of the roof.
Historic review applies to some Bethesda streets and not others. Part of Greenwich Forest, between Old Georgetown Road and Bradley Boulevard, became a local historic district in 2012 when it was added to Montgomery County’s Master Plan for Historic Preservation. Exterior work on Master Plan properties, including changes to exterior materials, needs a Historic Area Work Permit reviewed by the county’s Historic Preservation Commission. Carderock Springs, the 1960s modernist subdivision, is on the National Register, and its citizens association asked the county in 2025 to study it for Master Plan designation.
