What an honest roof inspection actually involves
A roof inspection that happens from the driveway, from a ladder at the gutter line, or from a satellite image is not an inspection. It is a sales call with a clipboard. The details that decide whether your roof needs work — flashing, valleys, boots, granule loss, the state of the decking underneath — are not visible from the ground.
So ours happens on the roof. We photograph what is there, including the things that are fine, and we walk you through the photographs before any number comes up. You keep the photographs whether or not you ever hire us.
The reason this matters in Maryland specifically is that a lot of roofs here get condemned early. A roof with granule loss on one slope and sound shingles everywhere else does not need replacing. Neither does a roof whose only real problem is a failed vent boot or reused chimney flashing. Those are repairs, and a repair that holds is the cheaper and better outcome.
If you have already been quoted for a full replacement and the number felt wrong, that is the single most common reason people call us. Getting a second opinion costs you nothing, and we will happily tell you the first quote was right if it was.

Is the roof inspection really free?
Yes, including the written quote and including the visits where we tell you that nothing needs doing. There is no obligation afterwards and nobody will chase you.
How long does an inspection take?
Usually under an hour for a typical single-family roof. Larger, steeper or slate roofs take longer, and we would rather take the time than guess.
Do I need to be home?
It helps, because walking you through the photographs is the part that matters. If you cannot be there we will send the photographs and talk you through them on the phone.
Will you get on the roof, or just look from the ground?
On the roof. If it is genuinely unsafe to walk — ice, or a slate roof that would be damaged by walking — we will say so and use a drone instead, and we will tell you which we did.
Can you give a second opinion on someone else's quote?
Yes, and it is one of the most common reasons people call. Bring the quote. We will tell you honestly whether it is right, including when it is.
What if you find nothing wrong?
Then we tell you that, and you have photographs proving it. That happens regularly and it is not a wasted visit — it is the answer you were paying nothing to get.
