Baltimore rowhouse roofs leak in predictable places: at the parapet, along the party wall, at the drain and where a single gutter backs up. Most of those are repairs, and we tell you plainly when the membrane itself is finished.
Roof repair in Baltimore
Most rowhouse leaks in Baltimore are a detail giving way, not the whole roof, and the repair should go after that detail.
The parapet is the usual suspect. On a low-slope rowhouse roof, the membrane turns up the wall and is capped or counterflashed at the top, and that joint takes the sun, the freeze-thaw and every bit of movement between two houses. When the seal opens, water runs down inside the wall and shows up somewhere unexpected, sometimes next door. A repair there means opening the detail, replacing the failed flashing and sealing the membrane to it properly, not adding another coat on top.
Drainage is the second. The city’s preservation guidelines warn that a heavy burst of rain can overwhelm a rowhouse that has a single gutter for the whole roof, and can push water back under a flat membrane. A blocked drain or an undersized gutter can make a sound roof leak. Sometimes the fix is a clear outlet and a reworked scupper rather than any roofing at all, and we will say so. The failure gets photographed before anything is priced.
Repair stops making sense when the membrane is failing across the field rather than at the edges: widespread blistering, open seams everywhere, or a deck that is soft in several places. With more than half the city’s homes built before 1950, it is worth knowing which situation you are in before spending anything. In a CHAP district, appearance can be constrained even on repairs, so we check first. Permits come from Baltimore City, and we confirm what your address needs.

What we actually find
Specific to the houses here, not a generic checklist.
That is the most common reason people call us. We will go up, photograph what is actually there, and tell you if a repair will hold. A second opinion costs you nothing and nobody here is paid more for the bigger job.
Neighborhoods, roads and ZIPs
Several Baltimore ZIPs cross the city line, including 21206, 21209, 21212, 21224, 21229 and 21239, which all have parts in Baltimore County. Tell us your street address and we will confirm whose rules apply.

You see what is underneath before it is closed in. Anything rotted is replaced in front of you.
Itemized, not assumed
Each of these appears on the quote as its own line, so you can see what you are paying for and compare it against anyone else’s.

“It’s been great working with Dmitry and Bravo roofing for several years now. They did a full tear off and replace of my flat roof back in 2019. I had a leak last year and Dmitry came out to inspect. He found that an old roof antenna had fallen off and punctured it.”
Tony DeBraccio · Google“I highly recommend Bravo for any kind of roof repair or construction. Dmitry, the business owner, is meticulous and detailed. He personally assessed the leaking overhang roof in our old house and delivered a thorough and economical solution.”
Google review · verified“Very professional, reasonably priced, quick and did a great job. 10/10”

Straight answers
It can be either. Water that gets past a party wall or a shared parapet can travel before it shows. We go up, trace it to the actual failure and photograph it, so you and your neighbor are looking at the same evidence before anyone pays for a repair.
That pattern often points to drainage rather than the membrane. If the drain or the single gutter cannot take a heavy burst, water ponds and backs up under the edges. We check the outlet, the scupper and the gutter before recommending any roofing work.
Possibly. Hampden is a CHAP historic district, and exterior alterations to designated properties go through Authorization to Proceed review, so appearance can be constrained. A hidden flat roof and a visible front slope may not be treated alike. We check what applies to your address before we start.
It depends entirely on what has failed, which is why we photograph it before quoting. A vent boot is a small job; rebuilding chimney flashing or a valley is a bigger one. What we will not do is give you a number from the driveway, because that number is a guess.
That is the real question and you deserve a straight answer. If the shingles still have life and the failure is a specific detail, a repair holds for years. If the roof is shedding granules across the whole slope, repairs stop holding and we will tell you that instead of taking the work.
Sometimes. It depends on the product, its age and whether it is still manufactured. We will tell you honestly whether the repair will blend or whether it will be visible from the street before you commit.
Free, and genuinely no obligation
We come out, go up, photograph what is there and walk you through it — including when the answer is that you do not need the work yet.
