Plenty of Ellicott City roofs from the 1980s and 1990s have years left in them and leak at one detail: a vent boot, a valley, the joint with the next townhouse. We find which, photograph it, and repair it where a repair will hold.
Roof repair in Ellicott City
A leak on a thirty-year-old Ellicott City roof does not automatically mean a new roof.
Most homes in 21042 and 21043 were built between 1980 and 2009. On those roofs the first things to fail are usually small: the rubber boot around a plumbing vent perishes years before the shingles do, and a valley that was shingled over rather than lined finds a way through in heavy rain. Those are repairs. When the shingle is shedding granules across whole slopes, we will tell you repairs have stopped holding.
In 21043 about a third of single-family homes are townhouses. The leak there is often at the joint where your roof meets the next unit, and it can show up on either side of the wall. We photograph that detail and tell you what the repair touches. On the 1960s and 1970s houses in 21042, reused chimney and wall flashing is the usual culprit.
The historic district runs the other way. Gable roofs with dormers and cross gables are the common shape, which means a lot of flashing at the joins. Howard County’s Historic Preservation Commission issues certificates of approval for exterior changes, including repairs that affect appearance, and the guidelines favor repairing historic slate, metal and wood. We check what applies before any work.

What we actually find
Specific to the houses here, not a generic checklist.
That is the most common reason people call us. We will go up, photograph what is actually there, and tell you if a repair will hold. A second opinion costs you nothing and nobody here is paid more for the bigger job.

“It’s been great working with Dmitry and Bravo roofing for several years now. They did a full tear off and replace of my flat roof back in 2019. I had a leak last year and Dmitry came out to inspect. He found that an old roof antenna had fallen off and punctured it.”
Tony DeBraccio · Google“I highly recommend Bravo for any kind of roof repair or construction. Dmitry, the business owner, is meticulous and detailed. He personally assessed the leaking overhang roof in our old house and delivered a thorough and economical solution.”
Google review · verified“Very professional, reasonably priced, quick and did a great job. 10/10”

Straight answers
Often not. On roofs that age the leak is frequently a vent boot, a valley or a piece of flashing, and fixing it holds for years if the shingles still have life. We photograph the failure and the rest of the roof so you can see the evidence yourself.
It can. Howard County’s Historic Preservation Commission issues certificates of approval for exterior changes, including repair that affects appearance. We check what applies to your building before work, and the published guidelines favor repairing historic roofing, which is what we would suggest anyway.
It may be the joint between the two roofs rather than either roof. We look at the detail, photograph it and tell you plainly where the water is getting in. If your neighbor’s side needs work too, you will know before we price anything.
It depends entirely on what has failed, which is why we photograph it before quoting. A vent boot is a small job; rebuilding chimney flashing or a valley is a bigger one. What we will not do is give you a number from the driveway, because that number is a guess.
That is the real question and you deserve a straight answer. If the shingles still have life and the failure is a specific detail, a repair holds for years. If the roof is shedding granules across the whole slope, repairs stop holding and we will tell you that instead of taking the work.
Sometimes. It depends on the product, its age and whether it is still manufactured. We will tell you honestly whether the repair will blend or whether it will be visible from the street before you commit.
Free, and genuinely no obligation
We come out, go up, photograph what is there and walk you through it — including when the answer is that you do not need the work yet.
