Frederick row houses and twins tend to leak where one roof meets the next, and on the nearly flat shed roofs behind them. We find the actual failure, photograph it, and repair it wherever a repair will hold.
Roof repair in Frederick
Frederick’s older houses leak in predictable places, and very few of those places call for a whole new roof.
Downtown, the joint between your roof and the neighbor’s is the first place we look. On row houses and twins it takes water from two roofs that were often replaced at different times by different people, and it is where most of these houses leak. The second is the shed roof at the back, some nearly flat, where seams and the edge against the main wall fail long before the rest of the membrane. Both are usually repairs, provided the surrounding roof is sound.
Where a downtown house still has slate, what fails is usually a few broken or slipped slates, or the flashing around them, rather than the roof as a whole. Individual slates can be replaced to match. In Clarke Place, the mansard roofs, dormers and flat-seam metal bring flashing joints of their own. Inside the historic district, repair work can still come under the Commission, so we check what your address needs before any material is ordered.
The newer houses in 21702 and around Ballenger Creek leak in the ordinary places: rubber vent boots that have perished, flashing at walls and chimneys, and valleys. A repair holds well on those roofs while the shingles still have their granules. When the wear runs across a whole slope, we will tell you that a repair is money spent twice, and show you the photographs that say why.
Housing figures are from published census data for ZIPs 21701, 21702 and 21703. Historic district rules per the Frederick Town Historic District Design Guidelines (2019 edition).

What we actually find
Specific to the houses here, not a generic checklist.
That is the most common reason people call us. We will go up, photograph what is actually there, and tell you if a repair will hold. A second opinion costs you nothing and nobody here is paid more for the bigger job.
Neighborhoods, roads and ZIPs
Frederick mail covers four main ZIPs, all in Frederick County. 21703 and 21704 take in Ballenger Creek and Bartonsville, which are outside the city limits, so a Frederick address does not settle who issues the permit.

Four commitments, identical on every job. No commissioned salespeople anywhere in it.
A real inspection on the roof, not from the driveway or a satellite image. Free, and no obligation afterwards.
Before any price is mentioned. You look at the same evidence we do and decide from there.
You can see what each part costs. No expiring discounts and no pressure to sign today.
You see what is underneath before it is closed in. Anything rotted is replaced in front of you.
Itemized, not assumed
Each of these appears on the quote as its own line, so you can see what you are paying for and compare it against anyone else’s.

“It’s been great working with Dmitry and Bravo roofing for several years now. They did a full tear off and replace of my flat roof back in 2019. I had a leak last year and Dmitry came out to inspect. He found that an old roof antenna had fallen off and punctured it.”
Tony DeBraccio · Google“I highly recommend Bravo for any kind of roof repair or construction. Dmitry, the business owner, is meticulous and detailed. He personally assessed the leaking overhang roof in our old house and delivered a thorough and economical solution.”
Google review · verified“Very professional, reasonably priced, quick and did a great job. 10/10”

Straight answers
It can. The Historic Preservation Commission regulates roofs in the Frederick Town Historic District, and all work there needs a zoning permit. Rather than assume a repair is exempt, we confirm what your particular repair needs before materials are ordered or the work is booked.
Often both owners’. The joint takes water from two roofs, and the failure can sit on either side. We photograph exactly where it is failing, so you have something concrete to show your neighbor before anyone pays for the repair.
Usually, if the slates themselves are sound. Most slate leaks come from a few broken pieces or the flashing around chimneys and valleys. We replace those individually and tell you plainly if the roof has reached the point where repairs stop holding.
It depends entirely on what has failed, which is why we photograph it before quoting. A vent boot is a small job; rebuilding chimney flashing or a valley is a bigger one. What we will not do is give you a number from the driveway, because that number is a guess.
That is the real question and you deserve a straight answer. If the shingles still have life and the failure is a specific detail, a repair holds for years. If the roof is shedding granules across the whole slope, repairs stop holding and we will tell you that instead of taking the work.
Sometimes. It depends on the product, its age and whether it is still manufactured. We will tell you honestly whether the repair will blend or whether it will be visible from the street before you commit.
Free, and genuinely no obligation
We come out, go up, photograph what is there and walk you through it — including when the answer is that you do not need the work yet.
