A Severn leak often says something about the age of the house. On 1970s homes it tends to be old flashing and earlier patches; on 1990s and 2000s homes it is more often vent boots and ice at under-ventilated eaves.
Roof repair in Severn
More than half the homes in 21144 went up after 1990, so on a lot of Severn roofs a well-aimed repair is a realistic answer, as long as it fixes the cause.
On the 1970s houses, leaks tend to start where earlier work was cut short: flashing at a chimney or sidewall that was reused through a reroof, a patch from years ago that has dried out, or a valley shingled over instead of lined. Each of those is a defined repair with a defined cause, and if the shingle around it still has life the repair will hold. What we establish first is whether the problem is one detail or several, because three failing details on a second-generation roof is a different conversation.
Builder-era roofs, such as those on the newer homes in Arundel Forest, fail in quieter ways. Rubber vent boots perish well before the shingles do, and a ceiling stain under a plumbing vent is often nothing more than that. Winter stains near the eaves are a different case: under-vented attics let meltwater refreeze at the cold edge and back up under the shingles. Nothing is torn, and more sealant will not help. The repair is at the eave and in the ventilation, and we explain which one you have before quoting.
With about 30% of homes in 21144 attached, the party wall is a likely suspect on a lot of Severn houses. The joint where your roof meets the next one is shared, and on low-slope row roofs and rear additions the membrane edge there carries a lot of water. A fix that stops on your side of the line can leave the leak in place. We photograph both sides and say plainly if the repair needs your neighbor involved. Severn is unincorporated, so if a permit applies it comes from Anne Arundel County.

“It’s been great working with Dmitry and Bravo roofing for several years now. They did a full tear off and replace of my flat roof back in 2019. I had a leak last year and Dmitry came out to inspect. He found that an old roof antenna had fallen off and punctured it.”
Tony DeBraccio · Google“I highly recommend Bravo for any kind of roof repair or construction. Dmitry, the business owner, is meticulous and detailed. He personally assessed the leaking overhang roof in our old house and delivered a thorough and economical solution.”
Google review · verified“Very professional, reasonably priced, quick and did a great job. 10/10”

Straight answers
It can be either, because water runs along the joint before it shows inside. We check both sides of the shared detail and photograph what we find. If the repair needs your neighbor’s roof as well, we will tell you before any work is priced.
Most likely an ice dam. Meltwater refreezes at the cold eave and backs up under the shingles, which is common on under-ventilated builder-era attics. The fix is at the eave and in the ventilation, not another layer of sealant on a roof that is not actually damaged.
Not if the failure is one detail and the shingle still has life. If several details are failing and the roof is shedding granules across the slope, a repair will not last, and we will say so with photographs rather than sell you a patch.
It depends entirely on what has failed, which is why we photograph it before quoting. A vent boot is a small job; rebuilding chimney flashing or a valley is a bigger one. What we will not do is give you a number from the driveway, because that number is a guess.
That is the real question and you deserve a straight answer. If the shingles still have life and the failure is a specific detail, a repair holds for years. If the roof is shedding granules across the whole slope, repairs stop holding and we will tell you that instead of taking the work.
Sometimes. It depends on the product, its age and whether it is still manufactured. We will tell you honestly whether the repair will blend or whether it will be visible from the street before you commit.
