Essex has three kinds of replacement: mid-century detached houses on their third roof, Middlesex rowhouses that need membrane, and waterfront homes where the edges and ridge take the wind. The quote should say which one yours is.
Roof replacement in Essex
An Essex replacement depends on whether the house is a mid-century detached, a row, or one of the newer homes on the water.
About 49% of homes in 21221 went up between 1940 and 1969, when the Glenn L. Martin plant drove the town’s growth. A roof of that age has been replaced two or three times, and the deck has seen every one of those crews. Soft sheathing covered rather than replaced is common at this point, and so is flashing reused from an earlier roof. A full tear-off shows both, and you see the photographs before anything new goes down.
In Middlesex close to four homes in five are attached, most built between 1940 and 1969. Those low-slope roofs are replaced with membrane, and the party wall is detailed so your new roof and the neighbor’s meet cleanly. Elsewhere, much of Cape May Beach, Rockaway Beach and Hyde Park went up between 1970 and 1999. On that stock the deck is usually sound and the work is ventilation and a clean replacement.
Essex runs down a peninsula between Back River and Middle River, and roofs nearer open water take more wind. On those houses we pay particular attention to drip edge, edge metal and ridge, where wind gets a grip first. All of 21221 is Baltimore County, which issues the permit, and what it requires depends on whether the work is like-for-like or structural. We confirm what your address needs.

“It’s been great working with Dmitry and Bravo roofing for several years now. They did a full tear off and replace of my flat roof back in 2019. I had a leak last year and Dmitry came out to inspect. He found that an old roof antenna had fallen off and punctured it.”
Tony DeBraccio · Google“I highly recommend Bravo for any kind of roof repair or construction. Dmitry, the business owner, is meticulous and detailed. He personally assessed the leaking overhang roof in our old house and delivered a thorough and economical solution.”
Google review · verified“Very professional, reasonably priced, quick and did a great job. 10/10”

Straight answers
The materials are the same, but the details matter more. We pay particular attention to the drip edge, edge metal and ridge, because that is where wind lifts a roof first. We tell you what we would do differently and why, and it is itemized on the quote.
It affects the party wall. Your new membrane has to tie into theirs, so it helps to know what they used and how the edge was finished. We look at their side of the joint from your roof and explain how ours will meet it.
Probably not much. On houses of that age the shingle usually wears out while the deck is still sound. We photograph it once the old roof is off anyway, and the per-sheet decking price is on the quote in case any is needed.
Most single-family Maryland homes are a one to two day job once the crew is on site. Larger or steeper roofs, and slate or metal work, take longer. You are given the expected duration in writing with the quote.
No. Most customers are not. You will be told when the crew is arriving, and if we find anything unexpected in the decking you get photographs before we carry on.
Requirements vary by county and by whether the work is a like-for-like replacement or a structural change. Baltimore City, Baltimore County, Howard, Anne Arundel and Montgomery each handle it differently. We confirm what is required for your address before work starts.
Free, and genuinely no obligation
We come out, go up, photograph what is there and walk you through it — including when the answer is that you do not need the work yet.
