Lighting homes in Annapolis
A great deal of Annapolis sits on the water, and a roof on Spa Creek or the Severn takes wind that a roof inland never sees. That is the first thing we think about when we plan lights here.
From Eastport, on the peninsula between Spa Creek and Back Creek, to West Annapolis on Weems Creek and the Severn River, plenty of Annapolis homes face open water. Exposed roofs take more wind, and a run of lights along an eave or a ridge on one of those houses has to stay put through a December blow. If a section does work loose or go dark during the season, call us and we will arrange a visit.
Inside the Historic District, the city’s design manual asks owners to retain and repair surviving historic slate and metal roofs. Those roofs are worth protecting. Slate cracks underfoot and takes no fastener, and an old metal roof is not something to drive anything into. On those houses we plan the display around the roof rather than across it, and we look at the house before we quote so you know what can be lit.
Across Spa Creek, 21403 is a younger part of town: about 45% of its homes went up between 1970 and 1989, and much of it is the Annapolis Neck, including Hillsmere Shores, a waterfront community of about 1,200 homes built in phases from 1960. Back in 21401, roughly one home in four is attached. On a townhouse row the roofline is shared, so talk it over with the neighbors, and the HOA if there is one, before the lights go up.

Wind off Spa Creek and Back Creek is the main thing we plan for on those houses. We look at where the roof is most exposed and keep the runs there simple and secure. If something does loosen or a section goes dark during the season, call and we arrange a visit.

We look at the house first and tell you honestly what can be lit and how. Sometimes the answer is the porch, the eaves and the landscaping rather than the ridge.
It depends on how many feet of roofline and gutter are being lit, how high and steep the roof is, and what else is on the plan, such as trees, windows or a walkway. We look at the house first and give you the price in writing, so you are comparing a real number rather than a per-foot estimate that grows on the day.
