Annapolis roofs tend to leak at the edges, chimneys and wall joints, not in the middle of a slope. On older slate or metal, and on houses exposed to the water, a careful repair is often the right first answer, and we say so when it is.
Roof repair in Annapolis
A leak on an Annapolis house is usually one detail failing, and finding which one comes before any talk of a new roof.
On the water, the edges go first. Houses in Eastport, on the peninsula between Spa Creek and Back Creek, and in West Annapolis along Weems Creek and the Severn take weather straight off the water. Wind gets under loose drip edge and rake metal, lifts the first course of shingles and drives rain sideways beneath them. When the rest of the slope is sound, that is a repair, not a replacement: new edge metal, the lifted courses refastened or replaced, and the decking checked wherever water got in.
The older houses leak where they always have. About 2,800 homes in 21401 were built before 1940, and on bungalows, four-squares and Victorian-era houses the trouble sits at chimneys, dormers and the joints where a porch roof meets the wall. Sealant over that flashing buys a season. We replace the flashing, photograph what we found and price it as its own line, so you can see exactly what failed and what it cost to fix.
Slate and metal deserve a repair conversation before anyone mentions replacement. A few broken slates or an open seam rarely mean the whole roof is finished, though whether a repair will blend depends on the material and what is still available. Inside the Historic District, appearance can be constrained even on partial work, so we check what your address is subject to first. Permits come from the City of Annapolis or Anne Arundel County depending on the address, and we confirm what yours needs.
Housing figures are from published census data for ZIPs 21401 and 21403. Historic District guidance per the City of Annapolis Historic Preservation Commission.

What we actually find
Specific to the houses here, not a generic checklist.
That is the most common reason people call us. We will go up, photograph what is actually there, and tell you if a repair will hold. A second opinion costs you nothing and nobody here is paid more for the bigger job.
Neighborhoods, roads and ZIPs
Annapolis mail uses several ZIPs, including 21401, 21403, 21405 and 21409. 21401 and 21403 both reach well outside the city limits, so the ZIP alone does not tell you whether the City of Annapolis or Anne Arundel County is involved.

You see what is underneath before it is closed in. Anything rotted is replaced in front of you.
Itemized, not assumed
Each of these appears on the quote as its own line, so you can see what you are paying for and compare it against anyone else’s.

“It’s been great working with Dmitry and Bravo roofing for several years now. They did a full tear off and replace of my flat roof back in 2019. I had a leak last year and Dmitry came out to inspect. He found that an old roof antenna had fallen off and punctured it.”
Tony DeBraccio · Google“I highly recommend Bravo for any kind of roof repair or construction. Dmitry, the business owner, is meticulous and detailed. He personally assessed the leaking overhang roof in our old house and delivered a thorough and economical solution.”
Google review · verified“Very professional, reasonably priced, quick and did a great job. 10/10”

Straight answers
That pattern usually points to the edges or a wall joint rather than the shingles. Wind pushes water sideways under loose drip edge, rake metal or flashing that holds fine in still rain. We look at those details first and photograph what we find before pricing anything.
Often, yes. Seams, fasteners and flashing on a metal roof can usually be repaired without replacing the whole thing. Whether it is worth it depends on how much of the metal is sound, and we tell you that plainly. In the Historic District we check what applies before work starts.
It depends on the address and the scope. Inside the city limits it is a City of Annapolis question, and outside them it is Anne Arundel County. Historic District addresses can also involve review. We confirm what your repair needs before we start, so nothing gets held up halfway.
It depends entirely on what has failed, which is why we photograph it before quoting. A vent boot is a small job; rebuilding chimney flashing or a valley is a bigger one. What we will not do is give you a number from the driveway, because that number is a guess.
That is the real question and you deserve a straight answer. If the shingles still have life and the failure is a specific detail, a repair holds for years. If the roof is shedding granules across the whole slope, repairs stop holding and we will tell you that instead of taking the work.
Sometimes. It depends on the product, its age and whether it is still manufactured. We will tell you honestly whether the repair will blend or whether it will be visible from the street before you commit.
Free, and genuinely no obligation
We come out, go up, photograph what is there and walk you through it — including when the answer is that you do not need the work yet.
