Gaithersburg townhouses tend to leak at the line where one owner’s roof meets the next, and low-pitched ranches leak where water moves slowly. We find the specific failure and repair it wherever a repair will hold.
Roof repair in Gaithersburg
Most Gaithersburg leaks are in one of a few places, and the type of house usually tells us which.
On townhouse rows, start at the property lines. Owners replace their sections at different times, so each row ends up with joints where newer shingles meet older ones, and those joints are often finished with sealant rather than properly flashed. A leak near the party wall is frequently that detail, not your roof as a whole. It can be repaired on its own, though it helps to know whether the failure sits on your side or the neighbor’s before anyone pays.
The ranch houses of the 1950s and 60s, in neighborhoods like West Riding and Rosemont, have low-pitched roofs. Water moves more slowly on a low pitch, so worn underlayment and lifted shingle edges let it in sooner than on a steep roof, and ice backing up at the eave does more damage. Many of these leaks are repairs. Where a section is simply too flat for shingles, patching it with more shingle will not hold, and we will say that.
The 1970s and 80s detached houses leak in the familiar places: rubber vent boots that have perished, flashing reused from the previous roof, and valleys. On a roof that still has its granules, each of those is a repair. In the historic districts or Kentlands, a repair that changes what the roof looks like may need sign-off, so if an exact match is not available we tell you before anything is ordered.

What we actually find
Specific to the houses here, not a generic checklist.
That is the most common reason people call us. We will go up, photograph what is actually there, and tell you if a repair will hold. A second opinion costs you nothing and nobody here is paid more for the bigger job.
Neighborhoods, roads and ZIPs
Gaithersburg mail covers three main ZIPs, and none of them is entirely the city. 20878 also takes in North Potomac and Darnestown, and 20877 reaches into Montgomery Village, Redland and Washington Grove. Outside the city line, the permit office can be different.

“It’s been great working with Dmitry and Bravo roofing for several years now. They did a full tear off and replace of my flat roof back in 2019. I had a leak last year and Dmitry came out to inspect. He found that an old roof antenna had fallen off and punctured it.”
Tony DeBraccio · Google“I highly recommend Bravo for any kind of roof repair or construction. Dmitry, the business owner, is meticulous and detailed. He personally assessed the leaking overhang roof in our old house and delivered a thorough and economical solution.”
Google review · verified“Very professional, reasonably priced, quick and did a great job. 10/10”

Straight answers
That depends on which side the failure is on, which is why we photograph the joint before quoting. Often it is the tie-in between two sections replaced at different times. If the problem is on the neighbor’s side, you will have the photographs to show them.
On a low-pitched roof, ice that forms at the cold eave can hold meltwater on the roof long enough for it to back up under the shingles. The fix is usually at the eave and in the attic ventilation rather than a new roof, and we check both before quoting.
A repair that changes color or material is an exterior visual change, and in Kentlands those go through the Kentlands Historical Trust. If we cannot match the existing material, we tell you before ordering anything, so you can clear the change first.
It depends entirely on what has failed, which is why we photograph it before quoting. A vent boot is a small job; rebuilding chimney flashing or a valley is a bigger one. What we will not do is give you a number from the driveway, because that number is a guess.
That is the real question and you deserve a straight answer. If the shingles still have life and the failure is a specific detail, a repair holds for years. If the roof is shedding granules across the whole slope, repairs stop holding and we will tell you that instead of taking the work.
Sometimes. It depends on the product, its age and whether it is still manufactured. We will tell you honestly whether the repair will blend or whether it will be visible from the street before you commit.
