Roof repair in Maryland
Roofs almost never leak through the middle of a shingle. They leak at the joins — where the roof meets a chimney, a wall, a skylight, a vent pipe or a valley. That is where flashing lives, and flashing is the part most often reused on a roof that was otherwise replaced properly.
Maryland adds a second failure mode. Between December and March the roof goes through dozens of freeze-thaw cycles, and meltwater refreezing at the cold eave pushes water back UP under the shingles. Nothing is torn or missing, yet the ceiling stains anyway. That is an ice dam, and the fix is ventilation and ice-and-water shield at the eave, not another layer of sealant.
The third one is simple age. Once an asphalt roof starts shedding granules in quantity — you will find them in the gutters — the mat underneath is exposed and repairs stop holding. That is the point where a repair genuinely is throwing money at it, and we will say so and show you the photographs that say why.
So the first thing we do is find out which of those it is. We go up, photograph the actual failure, and price the repair as its own line. If the honest answer is replacement, you will get that answer with evidence rather than a sales pitch.

It depends entirely on what has failed, which is why we photograph it before quoting. A vent boot is a small job; rebuilding chimney flashing or a valley is a bigger one. What we will not do is give you a number from the driveway, because that number is a guess.
